Broward County is really three different AC jobs wearing one name. The coast, from Lighthouse Point and Lauderdale-by-the-Sea through Fort Lauderdale to Hollywood Beach, is barrier islands, canal homes and condo towers where salt air eats condenser coils years ahead of schedule. The middle belt, Margate, Tamarac, Coconut Creek and Wilton Manors, is 1960s and 70s bedroom-city stock, much of it 55-plus villas still leaning on equipment designed for the R-22 era. And the northwest, Coral Springs and Parkland, is master-planned suburbia where entire neighborhoods of systems went in together and are now aging out together.
